Student Housing in Cyprus: University Halls, Rents and Private Flats

Fee figures: catalogue of 6 October 2026.

Housing is the hardest practical problem for students in Cyprus. Our catalogue has no residence data for the country, so the figures below come from the universities and from press reports, with their dates.

University of Cyprus: very few rooms

Cyprus newspaper Politis reported in August 2026 that the University of Cyprus has 208 residence rooms for 7,132 undergraduate and postgraduate students, about 34 students per room. Rent was reported at €120 to €160 a month, or €1,080 to €1,440 for the September to May year. With so few rooms, most students have to rent privately. Ask the university's Housing Office how to apply and when.

Cyprus University of Technology: halls in Limassol and Paphos

CUT publishes its housing plan for 2026/27 and 2027/28.

New first-cycle students whose permanent residence is at least 25 km from the campus have priority for a social-rate room for 12 months, without a points process. Second-year students apply through a points system, and regular-rate rooms are given first come, first served. From the second year, a student who has a room can keep it until graduation. CUT's bachelor's programmes are taught in Greek, so this matters mainly if you speak it.

Politis also reported that CUT students who rent privately receive €250 a month for 10 months, from an annual budget of €80,000. The amount of money is limited, so do not plan on it.

University of Nicosia: residences on campus

UNIC's official residences consist of three complexes, called SIX, U and TRIANGLE, in the Makedonitissa district of Nicosia. They are open to students who hold an admission letter from UNIC. The 2026 leaflet lists prices from €173 a week, or €8,650 a year, and from €167 a week, or €8,350 a year. The price is all-inclusive: electricity, water, internet, cable TV, common expenses, garbage and municipality taxes. Rooms are furnished, with a private balcony, en-suite bathroom and kitchenette. Compare it with the other options before you book.

European University Cyprus

EUC says it has university residences within five minutes' walk of its campus in Engomi, as well as private apartments nearby. It advises applying for housing as early as possible after acceptance, and says the peak period for viewing and securing housing is June to September. It quotes monthly rent of €600 to €1,000, depending on the accommodation type.

Private rentals

Most international students end up in private flats, usually shared. Allow time to visit. EUC's June to September advice applies to other cities too, so plan a few days on site or ask your institution's accommodation office for vetted listings. Before you pay a deposit, ask for a written contract.

Which city

The catalogue places institutions mainly in Nicosia (Lefkosia), Limassol (Lemesos), Larnaca and Paphos (Pafos). Rents and the availability of halls differ between them, as the university figures above show. Choose the institution first, then look at housing within reach of its campus.

A practical order

  1. Apply for a university room as soon as you have an admission letter. Halls fill up quickly.
  2. If you get no room, book a short stay for the first week and search on site.
  3. Compare the all-inclusive hall price with rent plus bills, because utilities may be billed separately outside the halls.
  4. Keep the contract and the landlord's details. You may need your address when you register with the Migration Department. See student visa for Cyprus.
