Student Housing Around Monaco: Beausoleil, Nice and the Train

Fee figures: catalogue of 6 October 2026.
Our catalogue lists no student residences in Monaco, and we found no official source for rents inside the Principality. The institutions themselves say that most of their students live across the border in France. This guide follows their pages and tells you what they do not publish.
What the schools say
- IUM has a housing page titled "Where to Live Near Monaco" and a Housing Guide for students, which it publishes as a PDF. It says rooms can start from as low as €600 a month, depending on the type of accommodation, and lists shared flats, studios or one-bedroom flats, private rooms in local homes, and furnished or unfurnished options.
- Pavillon Bosio says "most students live in Nice or in neighbouring towns" and gives the train time between Nice and Monaco as about 20 minutes.
Neither gives rents for individual towns, so use the platforms below to compare.
Towns and commute times
IUM gives these travel times to Monaco:
| Town | Distance from Monaco, per IUM |
|---|---|
| Beausoleil | walking or cycling distance |
| Cap-d'Ail | one train stop, about 3 minutes |
| Roquebrune-Cap-Martin | 4 minutes by train |
| Èze-sur-Mer | about 6 minutes |
| Beaulieu-sur-Mer | about 10 minutes |
| Villefranche-sur-Mer | about 13 minutes |
| Menton | about 15 minutes |
| Nice | about 25 minutes by train |
IUM also lists Ventimiglia in Italy, with frequent trains to Monaco.
Residences
Pavillon Bosio lists the student residences its students use: Résidence Le Grand Bleu (Fac-Habitat) in Beausoleil, and in Nice the CROUS Nice-Toulon residences, other Fac-Habitat residences, Studea, Les Estudines, Lokora and Les Belles Années. For shared flats it points to appartager.com, for advice to the City of Nice student service and to ADIL 06, the departmental housing information agency. It gives no prices. The school also links the CROUS housing portal (trouverunlogement.lescrous.fr); ask the school whether your status gives you access to CROUS housing.
Transport
The same page says an annual pass at €90 covers buses and trains of the Région Sud, Monaco included, and mentions the Pass ZOU! Études. Check the regional transport website for current prices and who can buy it.
Renting in France: what IUM tells students
- The IUM page for non-EU students says you need an ID or passport, proof of address, a housing contract in your name and your letter of admission to open a bank account, and that some banks require an initial deposit.
- It says renter's insurance (assurance habitation) is legally required in France, and personal liability insurance too, often included in the renter's policy.
- If you live in France and study in Monaco, French residence rules apply to you. See student visa and residence for Monaco.
If you want to live in Monaco
Living in Monaco means applying for a carte de séjour with proof of housing, a lease or an accommodation certificate, and, if you will not work, proof of sufficient means. IUM calls this requirement very high. Ask the Sûreté Publique and your institution before signing. For general advice, see find student housing in Europe.
